我国城镇化对房地产价格的影响实证分析摘要中国经济持续稳定上升,居民生活质量不断改善,许多农村人口聚集到城镇,这也就使得中国逐步实现城镇化。要实现城镇化过程应实现经济水平增长,农村人口得到转移,同时能够提高社保的质量。随着农村居民向城镇涌进的过程中,人民对房地产的需求增多,这势必会带动房地产业的发展。房地产价格的增长,应该要注重和城镇化发展的速度和质量相匹配,同时现在我国城镇化与房地产凸显出一种协调发展的状态,这种状态有利于促进中国生活水平的提高。本文探讨我国城镇化过程给房地产进步带来的影响,第一章简单阐释了研究背景、探讨意义、结构方法及国内外研究现状;第二章分析了我国城镇化的理论知识;第三章深入了解房地产知识,并对城镇化和房地产关系进行探究;第四章首先建立了一套合理的城镇化水平评价指标,在此基础上运用主成分分析法,采用降维方式选取城镇化过程的主成分影响因素,其次对城镇化与房地产价格进行格兰杰因果检验,最后,运用回归模型计算城镇化与房价之间的关系,得到相关公式;第五章,以之前的研究结果为依据,提出促进中国城镇化与房地产业互相发展的相关建议。本文运用EViews7进行时间序列数据的平稳性和协整检验,运用SPSS20进行数据处理和主成分分析,最终获得主成分得分,并利用获得的主成分确定出回归模型。文末根据分析结果给中国城镇化与房地产共同稳定进步规划了路径。关键词:城镇化,房地产价格,格兰杰因果检验,主成分分析,回归模型EmpiricalAnalysisoftheInfluenceofurbanizationonRealEstatePricesinChinaAbstractChina'seconomyhascontinuedtorisesteadilyandthequalityoflivinghasimprovedsteadily.Manyruralpopulationhaveflockedtothetown,whichhasmadeChinagraduallyrealizeurbanization.Inordertorealizetheurbanizationprocess,weshouldachieveeconomicgrowth,transfertheruralpopulationandimprovethequalityofsocialsecurity.Thisisboundtospurthedevelopmentoftherealestateindustryasruralresidentspourintothetownanddemandforrealestatefollowstogrow.Thegrowthoftherealestateprices,shouldpayattentiontothematchingspeedandqualityofurbanizationdevelopment,andnowourcountryurbanizationandtherealestatehighlightastateofcoordinateddevelopment,thisstateisconducivetoChina'simprovementoflivingstandards.ThispaperdiscussestheimpactofurbanizationinChinaonthedevelopmentofrealestate.Thefirstchapterbrieflyexplainstheresearchbackground,researchsignificance,researchmethodsandstructureathomeandabroad;ThesecondchapteranalyzesthetheoryofurbanizationinChina;Thethirdchapterdeeplyunderstandrealestateknowledgeandexploretherelationshipbetweenurbanizationandrealestate.Thefourthchapterfirstlysetupareasonableevaluationindexofurbanizationlevel,usingtheprincipalcomponentanalysis,adoptingthedimensionreductionmethodtoselectprincipalcomponentfactorsinfluencingtheurbanizationprocess,secondlyitmakesurbanizationandrealestatepricesgrangercausalitytest,finally,theregressionmodelisappliedtoestimatetherelationshipbetweentheurbanizationandthehousingprice,withtherelatedformula;Thefifthchapter,basedonthepreviousresearch,putsforwardsuggestionsonpromotingthedevelopmentofChina'surbanizationandrealestateindustry.thispaperusesEviews7totestthestationarityandcointegrationoftimeseriesdataandusesspss20fordataprocessingandprincipalcomponentanalysis.Theprincipalcomponentscoreisobtained,andtheregressionmodelisdeterminedbytheprincipalcomponentobtained.Finally,accordingtotheresultstoputforwardthepathforChina'surbanizationandrealestatedevelopment.Keywords:urbanization,realestateprices,Grangercausalitytest,principalcomponentanalysis,regressionmodel目录摘要...........................................
