摘要广州地铁车辆段上盖物业综合开发策略分析摘要近年来,随着我国经济的不断发展,城市建设和交通建设投资的不断增加,使得城市的土地资源越来越紧张,如何加强对城市土地的有效合理利用成为了当前城市发展中的一个重要问题。尤其是我国的一线大城市,其交通拥挤、阻塞、乘车难已不能满足人们出行的需求,一些城市将发展轨道交通作为解决城市交通和城市建设的战略部署与任务。传统的地铁车辆段具有占地面积大、建筑密度小、用地强度低及功能单一的特点,且车辆段周围的土地利用率相对较低,不符合城市土地节约利用的要求。因此,对地铁车辆段上盖物业综合开发,不但可以提高土地的有效利用率,而且其开发效益回馈于政府,支持地铁交通新线的建设,形成良性的循环,有利于可持续发展和构建和谐城市。基于此背景下,高效开发利用地铁车辆段的土地资源进行二次开发具有紧迫的现实意义。本论文通过查阅大量的国内外关于地铁车辆段上盖物业综合开发的文献资料,并梳理了TOD理论、地租和地价理论、外部经济理论,对国内车辆段上盖物业综合开发的经验和问题进行分析、提炼,从规划和土地政策环境机制和投融资模式的优化角度梳理出广州地铁车辆段上盖物业开发策略,并以官湖车辆段上盖物业项目为例,分析车辆段上盖物业项目开发的具体策略与实施方案,以期为广州市或其他城市未来轨道交通车辆段上盖物业开发提供参考经验。关键词:广州;车辆段;公共交通导向模式;物业开发;策略分析I华南理工大学硕士学位论文AbstractInrecentyears,withthecontinuousdevelopmentofChina'seconomyandtheincreasinginvestmentinurbanconstructionandtrafficconstruction,thelandresourcesofthecityarebecomingmoreandmoretense.Howtostrengthentheeffectiveandrationaluseofurbanlandhasbecomeanimportantprobleminthedevelopmentofthecity.EspeciallyinChina'slargecities,thetrafficcongestion,congestionandtrafficdifficultycannotmeettheneedsofpeopletravel.Somecitieswilldeveloprailtransportasastrategicdeploymentandtaskforurbantrafficandurbanconstruction.Thetraditionalsubwaysectionhasthecharacteristicsoflargelandarea,smallbuildingdensity,lowlanduseintensityandsinglefunction,andthelandutilizationratearoundthevehiclesectionisrelativelylow,whichisnotinlinewiththerequirementsofurbanlandsaving.Therefore,thecomprehensivedevelopmentoftheuppercoverpropertyofthesubwaysectioncannotonlyimprovetheeffectiveutilizationoftheland,butalsogivefeedbacktothegovernment,supporttheconstructionofthenewsubwaylineandformabenigncycle,whichisbeneficialtothesustainabledevelopmentandtheconstructionofaharmoniouscity.Basedonthisbackground,theeffectivedevelopmentandutilizationofthelandresourcesoftheMetroDepotforthetwodevelopmentisofurgentpracticalsignificance.Throughconsultingalargenumberofdomesticandforeignliteratureonthecomprehensivedevelopmentoftheuppercoverpropertyofthemetrovehiclesection,andcombingtheTODtheory,landrentandlandpricetheoryandtheexternaleconomictheory,thispaperanalyzesandrefinestheexperienceandproblemsofthecomprehensivedevelopmentoftheuppercoverpropertyofthedomesticvehiclesection,andcoverstheuppercoverpropertyoftheGuangzhouMetroGuanhuvehiclesection.Fromtheperspectiveofplanningandlandpolicyenvironmentmechanismandinvestmentandfinancingmodel,itcombsthedevelopmentstrategyofGuangzhoumetrovehiclesection.TakingtheGuanhuDepotpropertyprojectasanexample,thispaperanalyzesthespecificstrategiesandimplementationplansforthepropertydevelopmentofthesubwaydepot,withaviewtoprovidingreferenceexperienceforthefuturedevelopmentofpropertiesonthesubwaydepotinGuangzhouCityorothercities.Keywords:Guangzhou;depot;TOD;propertydevelopment;strategyanalysis.II目录目录第一章绪论..........
