城镇化对房地产价格的影响——基于江苏省的实证分析摘要:近年来,城镇化进程在逐步加快,同时房地产价格也在持续上涨。那么,城镇化对房地产价格到底会产生什么影响?对房地产价格是起到了促进还是抑制的作用呢?首先,本文总结了国内外学者关于城镇化对房地产价格影响的相关研究结果。然后,从理论方面分析了城镇化对房地产价格的影响机制,得到相关理论基础。接着,以江苏省 13 个城市 2007-2016 年的数据为例,采用面板数据模型的方法进行实证分析。研究结果发现,苏南地区,城镇化发展对房地产价格的影响较为平衡;苏中地区,产业城镇化和人口城镇化对房地产价格具有显著的正向影响;苏北地区,人口城镇化和土地城镇化对房地产价格具有显著的正向影响。最后,本文就城镇化发展和房地产价格提出相关的建议。关键词:城镇化;房地产价格;面板数据模型;实证分析The Impact of Urbanization on Real Estate Prices——Empirical Analysis Based on Jiangsu ProvinceAbstract:In recent years, the process of urbanization is gradually accelerated, while real estate prices are also rising..So, what impact will urbanization have on real estate prices?
