城镇化对房地产价格的影响——基于浙江省的实证分析 摘 要:近来,城镇化发展迅速,房地产价格涨幅也在不断增大。究竟城镇化发展对于房地产价格的影响由何而来?这一影响是正面的还是负面的?笔者会以城镇化对房地产价格的影响为关键词进行文献查阅,了解海内外学者的研究情况。由理论层面对城镇化和房地产价格影响机制入手进行分析,寻找本文的理论依据。通过面板数据模型对浙江省 2003-2018 年的数据进行分析。研究结果证实,浙江南部地区的城镇化发展对房地产价格的影响保持着较为平衡的状态;浙江中部和北部地区的城镇化发展则是对房地产价格产生了正面影响。最后,笔者将对此发表自己的看法和建议。 关键词:城镇化;房地产价格;面板数据模型;实证分析The Impact of Urbanization on Real Estate Prices: An Empirical Analysis Based on Zhejiang ProvinceAbstract:Recently, with the rapid development of urbanization, real estate prices are also increasing. What is the impact of urbanization on real estate prices? Is the impact positive or negative? The author will take the impact of urbanization on real estate prices as the key word for literature review to understand the research situation of scholars at home and abroad. From the theoretical level, the impact mechanism of urbanization and real estate prices is analyzed to find the theoretical basis of this paper. The panel data model is used to analyze the data of Zhejiang Province from 2003 to 2018. The research results confirm that the urbanization development in southern Zhejiang maintains a relatively balanced impact on real estate prices, while the urbanization development in central and Northern Zhejiang has a positive impact on real estate prices. Finally, the author will express his own views and suggestions.
