本科论文摘 要房地产投资信托(以下简称 REITs)是房地产企业融资的重要手段。自房地产信托投资基金在美国成功运作以来,其低风险、稳定回报等特点使其他国家根据自身情况发展房地产信托投资基金。由于房地产信托投资基金涉及房地产企业、金融机构等,容易产生经营管理风险,同时也明显受到市场波动、政策变化等因素的影响;同时,很多投资者也是一个比较重要的特征。一旦出现风险,将影响房地产业和金融机构的稳定发展,以及众多投资者的投资收益,这将带来更加深远的影响。本文主要由两部分组成。本文重点介绍了房地产信托投资基金的起源、概念、分类、特点及容易混淆的产品辨析。通过介绍风险相关理论,结合我国房地产信托投资基金的发展历程和现状,对我国房地产信托投资基金的风险因素进行了分析。本报告对我们的房地产投资信托基金所涉风险进行了分析,然后从宏观风险和微观风险两个方面提出建议。关键词:房地产信托,投资基金,风险防控本科论文AbstractThe Real Estate Investment Funds, or REITs, are a more important means of financing real estate companies.
