论高房价状态下的住宅方案设计与建筑成本控制论高房价状态下的住宅方案设计与建筑成本控制 摘要：目前，我国的房地产市场生意火爆，房价水涨船高，有愈演愈烈之势。导致房价过高的因素也是多方面的，过高的房价为我国的经济社会的和谐健康进展带来了不利影响。因此如何在高房价的状态下进行合理的住宅方案的设计并有效控制建筑成本的增加，这也是在高房价状态下让普通收入者能够买的起房子的有效途径。本文首先分析了导致我国房价过高的因素，并剖析了过高房价给我国社会带来的危害，然后重点阐述了高房价下住宅方案的设计应着眼的方向，以及如何控制建筑成本。 关键词：高房价；土地价格；住宅方案；中小户型；建筑成本 Abstract: at present, China's real estate market business is hot, house prices have gone up, called-are. Lead to high prices of the factors is various, high prices for our country's economic and social harmonious and healthy development brings adverse effect. So how to high prices in the condition of reasonable design of the residence and effective control of the construction cost increase, this also is in the state of high house prices to average income can afford the house effective way. This paper first analyzes the causes our country house prices too high factors, and analyzes the house price is too high to our country society brought harm, and then focus on the high house prices down residential design should focus on the direction, and how to control the construction cost.
