北京理工大学珠海学院 2020 届本科生毕业论文商业地产项目绿色施工问题与对策研究商业地产能迅速发展,是因为在全国住宅市场逐渐饱和,国家相应出台了对住宅市场的宏观政策调控。住宅地产的开发商开始转型涉足商业地产。商业地产项目具有资金量需求量较大、施工难度较大等特点。在我国建筑行业高速蓬勃发展中带来了建筑市场之间的激烈竞争。因此,在绿色施工过程中要加强成本管理。经过绿色施工与传统现浇式施工方法的对比,绿色施工在成本和进度上出现劣势,解决的对策就是在施工过程中注重“四节一环保”,用新型施工工艺打造绿色建筑,用事前控制和规划设计加快进度,用科学的管理手段降低成本。本文以辽宁省某高校实训中心项目为分析对象,列举了传统施工方式出现的问题,阐述了商业地产企业如果要在建筑市场的大环境下稳定发展,除了要创新绿色施工理念,采用先进的施工方式,结合分析市场大范围和居民小范围的需求。用挣值法对案例中的成本、进度部分进行探讨。希望可以为我国今后发展绿色建筑带来积极的推动作用。关键词:商业地产;绿色施工;四节一环保;挣值法 I北京理工大学珠海学院 2020 届本科生毕业论文AbstractThe reason for the rapid development of commercial real estate lies in the gradual saturation of the national housing market and the corresponding macro-control policies issued by the state. Commercial real estate is a project of gradual transformation for developers of residential real estate, which has the characteristics of large capital demand and difficulty in construction.
