济南房地产价格影响因素分析研究论文设计

摘 要自中国取消福利分房推行住房制度改革后，中国房地产市场的发展才真正拉开帷幕，自此以来，房地产价格一直备受关注。不难理解，房地产作为我国经济发展的重要支柱产业，同时又是与人民生活息息相关的特殊商品，研究其价格影响因素也是十分必要的。本文从政治、经济、社会等方面分析探究了房地产价格影响因素，并选取济南为例进行实证探究，较为详细的分析了影响济南房地产价格的因素。通过分析各方面因素，及选取济南近十年房价数据做stata 回归数据分析，得出相应结论。最后，在对济南房地产价格影响因素分析之后，为促使济南房地产市场持续健康的发展，本文拟从几方面提出了相关政策建议。关键词：房地产市场；影响因素；房价调控AbstractSince the abolition of welfare housing reform in China, the development of China's real estate market has really begun. Since then, the real estate price has been concerned. It is not difficult to understand that real estate, as an important pillar industry of China's economic development, is also a special commodity closely related to people's lives. It is also necessary to study its price influencing factors. In this paper, from the political, economic, social and other aspects of the real estate price factors, and select Jinan as an example for empirical research, a more detailed analysis of the factors affecting the real estate price in Jinan. Through the analysis of various factors, and select the house price data of Jinan in the past ten years to do Stata regression data analysis, draw the corresponding conclusions.
