摘要房地产开发企业是我国企业中一支十分重要的组成部分，在促进国民经济发展，增加就业等方面发挥了十分重要的作用。然而，随着经济发展的不断深入，房地产开发企业发展所面临的困难也日益凸显，加快企业转型速度，提高企业的核心竞争力已经成为我国房地产开发企业发展的关键问题，而企业融资则在其中发挥着不可替代的重要作用。整体来看，目前我国金融体系对房地产开发企业的支持力度已经有了很大提升，但从房地产开发企业的发展需要来看，其仍然存在的很大不足，而这些不足的产生与我国政府职能不到位、直接融资体系不完善、缺乏完善的法律体系以及民间融资成本较高等因素有着直接的关系。为此，我们也需要从政府职能、融资体系、法律保障和民间融资的角度出发，通过相关措施的实施来解决。根据我国经济发展的不同阶段，国家不断出台与发展阶段相对应的法律和政策来鼓励房地产开发企业的发展，关于企业融资的法律也相继出台，一些涉及房地产开发企业融资问题的制度在很大程度上促进了企业更好的发展。但是从整体来看，这些法律法规都是在融资渠道和企业自身结构方面进行了研究，对于房地产开发企业自身如何发展，信用机制如何建立，都没有提出相应的建议。为此，本文选择房地产开发企业融资作为研究对象。关键词：房地产开发企业，融资，银行，民间借贷RealestatedevelopmententerprisefinancingproblemsresearchABSTRACTRealestatedevelopmententerpriseisoneofthemostimportantpartsofourcountry.Itplaysaveryimportantroleinpromotingthedevelopmentofnationaleconomyandincreasingemployment.However,withtheeconomicdevelopment,thedevelopmentoftherealestateenterprisesfacingdifficultieshavebecomeincreasinglyprominent,acceleratingthetransformationofenterprises,improvethecorecompetitivenessofenterpriseshasbecomeakeyprobleminthedevelopmentofChina'srealestatedevelopmententerprise,andenterprisefinancingplaysanimportantroleintheirreplaceable.Overall,China'sfinancialsystemtosupportrealestatedevelopmententerpriseshasbeengreatlyimproved,buttheneedofthedevelopmentoftherealestateenterprises,therearestillinsufficient,andourgovernmentfunctionsisnotinplace,theseproblemshavedirectfinancingsystemisnotperfect,thelackofhighertheperfectlegalsystemandprivatefinancingcostshaveadirectrelationship.Tothisend,wealsoneedtostartfromtheperspectiveofgovernmentfunctions,financingsystem,legalprotectionandprivatefinancing,throughtheimplementationofrelevantmeasurestosolve.Accordingtothedifferentstagesofeconomicdevelopmentinourcountry,thecountryisintroducedandthedevelopmentstageofthecorrespondinglawsandpoliciestoencouragethedevelopmentofrealestatedevelopmententerprises,lawoncorporatefinancingisalsointroduced,someissuesinvolvedinrealestatedevelopmententerprisefinancingsystemtoagreatextent,promotethedevelopmentofenterprisesbetter.Butonthewhole,theselawsandregulationsareintermsoffinancingchannelsandenterpriseitselfstructurearestudied,forrealestatedevelopmententerpriseshowtodevelopitself,howtoestablishcreditmechanism,putsforwardcorrespondingSuggestions.Therefore,thisarticlechooserealestatedevelopmententerprisefinancingastheresearchobject.KEYWORDS：Realestatedevelopmententerprises,financing,bank,privatelending目录1引言..............................................................11.1房地产开发企业融资的背景与意义..............................11.2研究方法与思路..............................................12房地产开发企业融资问题的理论综述..................................22.1房地产开发企业融资的基本概念................................22.2房地产开发企业融资的意义....................................22.3融资方法和渠道...........
