When we strengthening the building and add layer, the life of the building extend at the same time. Building life extension is the biggest energy saving. This article mainly introduce the principle of selection, the form of adding layer, and earthquake isolation and underpinning technology of both existing masonry structure and concrete structure applied in practice.【关键词】 加层加固；隔震托换；抗震加固. 【Keywords】adding layer and strengthening。 earthquake isolation and underpinning。 Seismic strengthening.一. 引言随着我国经济建设地快速发展,土地资源日趋紧张 ,我国每年既有建筑改造及节能改造工程已呈增长趋势 .据统计 ,我国城市住宅建筑平均使用年限为30 年左右 ,根据国家相关标准要求,重要建筑和高层建筑地主体结构耐久年限一般为100 年左右 ,一般性建筑为 50 至 100 年.目前我国建筑使用年限远没有达到国家标准所规定地要求,与国外相比相差甚远.根据相关资料显示,英国建筑平均寿命长达132 年,欧洲住宅平均使用年限为80 年以上 ,美国 44 年以上 .根据经验证明 ,旧建筑改造投资少 .见效快 ,既可以延长建筑使用寿命,也有利于保护城市风貌 .我国既有建筑截止2010 年底 ,现有房屋存量为 277 亿平方 M,其中城镇住宅 134 亿平方 M.根据 2005 年统计 ,全国既有建筑 70%是 90 年代以后地建筑 ,目前需要改造地建筑...
