龙湖集团控股有限公司的资本结构优化 摘 要中国房地产行业对我国 GDP 的增长产生了巨大的推动作用,但在当今的中国资本市场的影响下,房地产行业的资本结构也受到了市场一定程度的打击,为了房地产公司能够平稳发展,企业制定恰当的资本结构就尤为重要了。由于房地产是资本密集型产业,企业前期垫资金额巨大,投资期限长且资金回笼缓慢,融资渠道单一,营运成本相比其他行业要高。公司如果进行大规模融资,则会导致公司的资产负债率比其他行业要高,会给公司带来极高的融资成本和财务风险。因此,本文以龙湖集团控股有限公司作为研究案例,采用文献分析、比较分析、案例分析等方法对龙湖集团的资本结构进行研究分析,通过 2015-2018 年的财务数据,分别从融资结构、财务结构、债务结构以及股权结构等方面分析龙湖集团的资本结构现状及存在的问题。最后本文从上述不同角度为优化龙湖集团的资本结构提出:公司应进一步增强其偿债能力、加快资金周转、优化债务结构、提高内源融资能力、优化股权结构等建议。关键词:龙湖集团;资本结构;优化研究 PAGE \* MERGEFORMAT ICapital Structure Optimization of Longfor Group Holding co.
