摘要房地产作为一个刚需型产业,在我国的发展过程中始终是国民经济发展的重要支柱。但就房地产企业自身来说,主要呈现资金需求量大、投资周期长、投资收益高的特点。就当前房地产行业的实际发展情况来看,房地产企业的融资规模呈现出不断上升的趋势。2013 年我国整体房地产开发额为 8.6 万亿元,而到了 2016 年,我国房地产开发投资额则达到了 10.3 万亿元,同比增长6.9%。在持续的投资增长过程中,融资成本也在不断的增加,而在融资过程中,房地产企业无法避免的会遇到来自各个方面的风险。就现阶段房地产发展而言如何在不断融资过程中保证企业能够有效的规避相关风险是一个亟待解决的问题。在我国房地产金融市场体系逐步完善的基础上,再加上市场竞争的进一步加剧,如何扩展自身的融资渠道、优化融资结构以及降低融资成本已经成为当前我国房地产企业需要正视的主要问题。保利房地产股份有限公司作为国内大型房地产企业之一,在融资方面始终处于同行的顶端位置,具有良好的融资效果,并能够借助较低的融资成本实现对自身核心竞争力的提升。但是,随着行业竞争以及资源整合加剧等问题的出现,保利房地产在使用传统融资方式的过程中依然存在诸多的问题,而本文引入房地产信托概念,对保利房地产股份有限公司的融资问题进行相应的改进,从而寻求相应的对策建议,对整个房地产行业的融资发展起到一定的参考作用。关键词:房地产企业 融资问题 融资策略 房地产信托AbstractAs a just-needed industry, real estate has always been an important pillar of national economic development in the course of our country's development.
