下载后可任意编辑基于价值工程的住宅设计方案优选讨论基于价值工程的住宅设计方案优选讨论 摘要：对目前我国住宅建设项目设计方案造价控制面临问题进行分析。基于价值工程原理，以具体住宅建筑设计方案为基础，融入价值工程活动理念，采纳价值工程系统分析方法，对不同设计方案进行功能分析和评价，利用价值系数比较，最终选定最佳方案。讨论结果表明，引入价值工程方法进行建设项目设计方案评选，具有一定的指导意义。 关键词：价值工程;建筑设计;功能分析;方案优选 Abstract： This paper analyzes the problems in the cost control of construction project design in China. Based on the principle of value engineering ， on the basis of the specific residential building design scheme ， integrating the concept of value engineering activities ， using the value engineering system analysis method ， functional analysis and evaluation of different design schemes are carried out， and the best scheme is finally selected by using the value coefficient comparison. The research results show that the introduction of value engineering method in the selection of construction project design has certain guiding significance. Key words： value engineering;architectural design;functional analysis;scheme optimization 0 引言 近几年，随着中国经济由高速进展向高质量进展转型，中国的住宅建设也走向了随政策转轨、以品质求生存的特别时期。众所周知，住宅建设是高能耗的行业，是我国的支柱产业，其进展对于拉动国家经济有着极其重要的意义。但是，相比于一些发达国家，我国的建筑标准还比较低。随着城镇化进程的持1下载后可任意编辑续推动和小康社会的建成，建筑能耗还会进一步增长。在提倡绿色进展的大环境下，房地产开发企业面临的竞争压力被无限放大。 建设住宅项目能否降低成本，被市场所接受并产生经济效益极为关键，要想在市场竞争中不被淘汰，关键在于企业能否提供质优价廉的建筑产品，同时有效降低成本，猎取较大经济回报。据统计，设计费用占建设项目全寿命周期费用比例还不到 1%，但对于建设项目成本的影响却达到了 70%左右。可见，工程造价控制的关键阶段在于设计阶...
