REALTYGARDENSRulesandRegulationsforRenovationWork1.AllOwnerandResidentsintendtocarryoutrenovationworksintheirunitmustregisteratthemanagementofficeandsubmitachequepayableto“SavillsPropertyManagementLimited”intheamountofHK$20,000assecuritydepositfordamageswhichmightoccurtothecommonareasandfacilitiesorneighboringresidents.Thedepositwillberefundeduponrequestwithoutinterestuponcompletionofthedecorationworksandwithnodamagesdone.2.NoOwners,ResidentsorContractorsshallmakeorpermitanydisturbingnoises,ordo,orpermitanythingtobedoneinthebuildingorwiththeboundariesofthelotwhichwillinterferewiththerights,comfortsorconveniencesofotherresidents.3.RenovationWorkHours:MondaytoFriday9:00a.m.to6:00p.m.Saturday9:00a.m.to1:00p.m.NoisyworksareabsolutelynotallowedonSaturdaysRenovationworksincludingmovinginmaterialsandmovingoutdebrisarenotallowedonSaturdayafternoons,SundaysandPublicHolidays.4.Pleaseputupthe“ApprovalforDecorationWorks“outsidetheunitforSecuritychecking.5.Nobuildingmaterials,rubbish,fittings,toolsanddebrisetcwillbeallowedtobeplacedorleftinthecommonareas;otherwise,themanagementcompanyisoftherighttoemployacleaningcompanytoremoveallofthemanddeductthefeefromthedeposit.TheentrancedoorsoftheunitMUSTBECLOSEDtogetherwithadditionaldoorsealduringrenovationtoavoidthenoiseanddustaffectingotherunits.6.AllOwners,ResidentsandContractorsshouldtakecarenottodamagelifts,lobbiesandpublicareasduringthecourseoftransportationofmaterials,furnitureetc.Duringthedeliveryofdebrisand/ormaterials,workersshouldcoverthefloorbywooden/plasticboardinordertopreventdamages.Contractorsandworkersmustremovealldebrisleftbehindimmediatelyaftertransportation.7.Itisadvisedtoturnoffallwatervalvesbeforeleavingtherenovatingunit,andtoensurethatthereisnoinflammableliquidorothersubstancesthatmaycausefireleftintheunit.Page1of2June20098.Allrenovationworksmustproceedaccordingtotheoriginalbuildingplan,OwnersandResidentsmustsubmitsketchplanforanyalterationworkwhichisdifferentfromthebuildingplan,especiallythosemayaffectthestructureandtheexternalappearanceofthebuilding.ItistheownerliabilitytocheckandcomplywithalltheGovernmentStatutoryrequirement.Theapprovalherebygivendoesnot,inanyway,implytheIncorporatedOwners,and/ormanager’sendorsementofthespecificationsuponwhichtheproposalhasbeenbasednorguaranteetheperformanceunderallconditionsoftheerectionandmaterialsused.Thestafffromthemanagementofficehastherighttoconductregularinspectiontotherenovationflatwithintherenovationperiod.9.Condensingunitsofsplittypeairconditionersortheassociatedrefrigerationpipingandelectricalconduitsshouldnotbeinstalledontheexternaltileswallofthebuilding(including"U"shapedtiledwallsbetweentheblocks).Theseinstallationswillonlybeallowed:(i)intheuntiledlightwellsofkitchenprovidedtheyareinstalledusingnon-ferrous,stainlesssteelair-conditionerracksor(ii)withinbalconiesandwithoutunsightlypipingandconduitsalongtheexternaltiledwalls.Fortheinstallationofair-conditioner,supportingframeinthelightwell,pleaserefertoAppendix(1).AnydeviationshouldbeappliedtogetherwithdrawingtotheManagementOfficeforpriorapproval.10.Withexceptiontothewallofthelightwellprovidedinpara.9,noerectionorputtingupofanytemporaryorpermanentstructureorobjectsaffectingtheappearance/structureofthebuildingarepermittedontheexternalwall.Erectionofscaffoldingfortheinstallationofsplittypeairconditionerintheligh...
