三峡银行住房抵押贷款业务违约风险研究摘 要:随着我国国际化化进程的加快,逐步推进的城市化进程和不断改革的城镇住房制度,房地产企业近年来发展势头高涨,且房价近年来也在稳步提升。随着我国住房自有化率的不断攀升,与住房相关的贷款业务也在日益增长,在国家鼓励扶持小微企业自主创业且人们对于贷款行为的改观,住房抵押贷款成了我国各大商业银行贷款业务的重要组成部分,但近些年来我国住房抵押贷款违约率不断攀升。因此,如何更加安全健康地开展住房抵押贷款业务,则成我国商业银行现阶段需要亟待解决的任务。开展住房抵押贷业务固然可以在银行利润点的提升上有很大好处,但商业银行还是应在向前迈进步伐的过程中,把步调迈稳,不应急功近利。本文首先介绍了个人住房抵押贷款业务的相关概念,紧接着分析了一下国内外关于住房抵押贷款业务风险的研究情况,接着介绍了一下分析的主体——重庆三峡银行的住房抵押贷款业务,描述了其近几年的业务开展情况,从两个方面入手进行分析:首先是从其业务办理流程角度进行分析,得出其可能存在的不足以及改进措施,其次是采用因子分析法对其不良贷款档案进行分析,从而探究其不良贷款所存在的共性,进而反向推出预防措施探究客户违约的可能原因进而讨论出其的改进措施,为其贷款业务的更好开展提出一些可行性建议,进而由小及大的对我国商业银行现阶段的个人住房抵押贷款业务提出相关建议。关键词:住房抵押贷款;重庆三峡银行;违约风险1Research On Default Risk Of Housing Mortgage Business of Chongqing Three Gorges Bank Abstract:With the acceleration of China's internationalization, gradual urbanization and continuous reform of urban housing system, real estate enterprises have been developing rapidly in recent years, and the housing price has been rising steadily in recent years.
