本科论文摘 要 1978 年中国实行改革开放政策以来,房地产业一路高歌,迅速成为支撑我国经济发展的龙头产业之一
然而由于过度开发和扩张,内地的房地产业面临着供大于求的情况,因此减少库存成为摆在发展房地产业面前的第一要务
房地产投资信托基金(REITs )的发展能够有利于提升我国经济市场上闲置资本的利用效率,增强市场对于资源的优化整合能力,促进房地产市场更加成熟提供了新的解题方法和思路
该文以越秀REITs 为案例,认真分析并总结了其为我国内地市场REITs 产品的推广产生的积极影响,得出我国发展REITs 面临着诸如法律制度不完善、交易结构不健全、机构与人才培养缺乏等问题,就此类问题,提出了完善外部法律环境、改善交易结构、培养跨界人才等有助于REITs 发展的意见和建议
