The contradiction between market demand and supply is also gradually increasing. Abnormal fluctuations in house prices have already occurred in many cities, which poses potential risks to China's economic stability. This paper explores the factors that constitute the bubble in China's real estate market from the perspective of heterogeneous analysis. The study believes that the formation of the bubble in China's real estate market is due to the interaction of various factors. The demand for the urbanization process, the macro-control and marketization process promoted by the government, the guidance and spillover effects of the financial system, the speculative psychology of investors, and the asymmetry of market information have all played important roles.Keywords: China's real estate market, bubble, heterogeneity, factors
