本科论文摘 要 1978 年中国实行改革开放政策以来,房地产业一路高歌,迅速成为支撑我国经济发展的龙头产业之一。然而由于过度开发和扩张,内地的房地产业面临着供大于求的情况,因此减少库存成为摆在发展房地产业面前的第一要务。房地产投资信托基金(REITs )的发展能够有利于提升我国经济市场上闲置资本的利用效率,增强市场对于资源的优化整合能力,促进房地产市场更加成熟提供了新的解题方法和思路。该文以越秀REITs 为案例,认真分析并总结了其为我国内地市场REITs 产品的推广产生的积极影响,得出我国发展REITs 面临着诸如法律制度不完善、交易结构不健全、机构与人才培养缺乏等问题,就此类问题,提出了完善外部法律环境、改善交易结构、培养跨界人才等有助于REITs 发展的意见和建议。关键词:房地产投资信托基金, 产品结构,运营模式本科论文AbstractSince the conduct of the ‘reform and opening-up’ policy in 1978, the real estate industry in China has been advancing triumphally towards the leading industry of the country. However, due to over-development and expansion, the real estate industry in the Mainland faced a situation of oversupply. Therefore, reducing inventory became a priority for the development of the field. The creation of real estate investment trust funds (REITs) offers new solutions to promote the liquidity of the real estate industry in China, to increase the utilization rate of idle social funds, to optimize the resource allocation function of the financial market, and promotes the real estate market to become more mature. This article takes Yuexiu REITs as an example carefully analyzes and summarizes the positive effects it has produced for the promotion of REITs products in our domestic market.
